What happens if the owner needs to come into the home?

1 min read · Updated 12 October 2026

The tenant has a right to privacy. The owner may inspect the home, but at a reasonable time and after giving reasonable notice. Many leases say 24 hours. In a real emergency, like a burst pipe flooding the home, the notice can be very short.

In Porchlight: send the visit as a formal notice, so the date, the time and your tenant’s acknowledgement are on record.
